Understanding Condition Assessments

A Property or Building Condition Assessment (P/BCA) is an essential tool for property owners and managers offering a comprehensive evaluation of a building’s physical condition. This systematic process involves a thorough inspection of all key components, including but not limited to building envelope, mechanical and electrical systems, and exterior site features.

By accurately identifying any defects or deficiencies, a BCA provides a detailed snapshot of the building’s health, guiding informed decisions about necessary repairs, maintenance, and future renovations. The assessment helps prioritize investments, ensuring the longevity and safety of the property while optimizing operational costs. For stakeholders, a BCA is invaluable for strategic planning and maintaining the building’s value over time.

Pather conducts all property condition assessments in accordance with ASTM E2018-15, the standard that sets forth the guideline for conducting property condition assessments.

What Happens During the Building Condition Assessment?

1. Before the Visit

Before the visit our team will review all pertinent documents, drawings and studies made available to Pather as well as a pre-survey questionnaire filled out by our Clients for the purpose of augmenting our site visit.

2. On-site Visit

Our team will conduct a thorough visual walk-through of your facility. During this visit, we examine all major components with focus on identifying and recording their age, materials used, and current condition.

3. Preparation of Opinion of Costs

Once an inventory of all major components of your property and its structures is established, an opinion of costs for carrying out repair, replacement or further study is prepared with Class ‘D’ Cost Estimates.

4. Property Condition Report

The data and information collected during the document review, site assessment, and budgetary estimates is integrated into a well-organized report, complete with accompanying photographs and expenditure tables.
